No shortcuts, no hidden surprises later.
This guide is for Dhaka families who want a beautiful home but also have a real budget to stick to. No fluff, no jargon — just practical advice from people who do this every day.

This is where a lot of people get confused. Some firms quote you a very low price, but it only covers one or two rooms. Others quote a "full package" but the materials are so cheap you will be redoing everything in three years.

A few things to understand about these numbers. First, these are mid-range estimates using good quality local materials — not the cheapest, not imported premium either. Second, if your flat is smaller (say 900 sqft or 2 bedrooms), your total will be proportionally lower. Third, the kitchen and drawing room together will eat up roughly half your budget — and that is completely normal.

After working on hundreds of Dhaka flats, we have seen the same budget mistakes over and over again. Here is what actually matters:
1. The Kitchen Will Cost More Than You Think — Plan For It
People always underestimate the kitchen. They see a nice Instagram kitchen and think it is cheap. A proper semi-modular kitchen with good cabinets, a solid countertop, and decent fittings will cost you 1.2 to 2 lakh at minimum. If you try to cut corners here, you will regret it every single day — because you use your kitchen every single day.
Our advice: do not go for a full imported modular kitchen on a budget. A well-made local semi-modular setup looks almost identical, lasts just as long, and costs 40% less.
2. False Ceiling Is Beautiful — But You Do Not Need It Everywhere
False ceiling in every room sounds luxurious. But it adds cost fast. Be strategic: a well-designed gypsum ceiling in the drawing room and master bedroom creates the premium feel. For the smaller bedrooms, a simple painted ceiling with a good light fixture looks perfectly fine and saves you 30,000 to 50,000 taka.
3. Lighting Is the Most Underrated Thing in Interior Design
We cannot say this enough. People spend 2 lakh on furniture and then put a single tube light in the middle of the room. The whole thing looks like a government office. Good layered lighting — a ceiling fixture, some wall sconces or LED strips, and a reading lamp — completely transforms a space. And it does not have to be expensive.
4. Buy the Expensive Things Where They Are Touched
This is a practical rule we give every client. Spend more on things you touch every day — door handles, light switches, taps, cabinet pulls. Buy more affordable versions of things seen from a distance — floor tiles in the second bedroom, wall paint in storage areas, basic shelving. Your fingers feel the quality even when your eyes cannot always tell the difference.
5. Lock Down Your Design BEFORE Construction Starts
This is the number one reason budgets go over. A family decides to change the TV wall design after the carpenter has already started. Or they see a different tile online and want to switch. Every change mid-project costs money — sometimes a lot of money. Spend more time upfront looking at 3D designs, approving layouts, and finalising material choices. Changes on paper cost nothing. Changes on site are expensive.

Dhaka has hundreds of interior design firms right now. Some are genuinely excellent. Some take your advance payment and disappear for weeks. Here is how to tell the difference before it costs you:
Also — and this matters a lot in Dhaka — make sure your designer has actual experience with flat handover projects. A newly handed-over flat from BGMEA or a developer often has specific structural constraints, low ceilings in certain areas, or unusual plumbing layouts. Experience with these realities is not something you can fake.
The most honest answer: the style that you will actually enjoy living in three years from now, not just the one that looks good on Instagram today.

Whatever style you pick, our one consistent advice is: commit to it. A flat that mixes three different styles because everyone in the family had a different Pinterest board ends up looking confused. Pick a direction together and let the designer execute it properly.
"My flat is 900 sqft and 2 bedrooms. Is 10 lakh still realistic?"
Very realistic — in fact, you have more flexibility. A 2-bedroom flat of that size can be designed beautifully for 6 to 8 lakh with mid-range finishes. You might even be able to upgrade your kitchen or splurge a little on the master bedroom.
"How long will it actually take? My family needs to move in."
Be honest with yourself about this: a full design and execution for a 3-bedroom Dhaka flat takes 45 to 75 days if the firm is organised and materials are sourced in advance. Anyone who tells you they can do it in 3 weeks is either cutting corners or hasn't done a project this size before. Build in a buffer — plan to move in on day 90, and you will probably be pleasantly surprised.
"Do I need a 3D plan? Can't we just describe it?"
You can describe it. But you will not understand what you have described until you see it built — and by then it is too late to change without cost. A 3D plan takes a few extra days but saves you weeks of stress and potentially lakhs of taka in changes. It is not optional in our opinion.
"A friend recommended someone who can do it for 3 lakh. Why the difference?"
That 3 lakh quote is almost certainly for basic painting, some cheap furniture, and perhaps a small TV unit. That is not full interior design. A full project — proper materials, proper carpentry, proper electrical work, a site supervisor, a designer who is accountable — has a real cost. Cheap shortcuts now mean you redo everything in 2 years. We see this every month.
"Can we do it in phases to manage cash flow?"
Absolutely, and many Dhaka families do this. Phase 1 covers the drawing room and master bedroom — the spaces you live in most. Phase 2 covers the kitchen and second bedrooms a few months later. A good firm will plan for phasing from the start so the overall design stays consistent.
